The Realtor Referral Program allows licensed real estate agents to earn a referral fee for successfully referring a renter to qualifying apartment, build-to-rent (BTR), or townhome communities represented by The Apartment Brothers.

All referrals must be submitted through The Apartment Brothers Referral Submission tab. Referrals submitted outside of this system may not be eligible for payment.

To submit a referral, use the search bar to locate the community by address or community name, then complete the referral form using the link found in red at the bottom of each community referral search.

When submitting a referral, please be prepared to:

• Upload your brokerage Firm W-9
• Provide all required agent and client information
• Submit all relevant details related to the referral and community

Incomplete or missing information may result in processing delays or delayed payment.

Referral commission amounts vary by community and are subject to property approval and compliance requirements. Each participating community sets its own referral compensation, which will be disclosed prior to or at the time of referral.

Referral amounts shown in the Referral Fee Search tab are accurate at the time of posting but are subject to change at the community’s discretion.

To be eligible, agents must meet all of the following criteria:

• Hold an active real estate license in good standing
• Be licensed in the state where the community is located
• Be properly registered as the referring agent
• Follow all required referral procedures

To qualify for a referral fee, all of the following steps must be completed:

• You must be the first point of contact with the community or leasing team
• You must personally tour the community with your client and provide your business card
• Your name must be clearly listed as the referring agent on the rental application
• Some communities may require The Apartment Brothers to be mentioned at first contact
• The client must execute a 12-month lease or longer unless otherwise approved in writing

Failure to complete any of these steps may result in non-payment.

No. Referral fees are deemed accurate but not guaranteed. Payment is contingent upon:

• Community approval
• Lease execution and move-in
• Full compliance with all referral requirements

Yes. A nominal compliance and processing fee will be deducted from the referral payout at the time of payment. The fee amount varies by community and referral offering.

Compliance services include:

• Verification of agent licensing
• Coordination with brokerages and property management
• Processing referral documentation
• Receipt and tracking of referral funds
• Required tax reporting
• Payment processing and issuance
• Administrative oversight

Referral fees are typically processed after lease execution and move-in, once all documentation and compliance items have been verified.

No. Only one referring agent per lease is eligible. The community will recognize the first properly registered referral source.

If your client contacts the community before you establish yourself as the referring agent, the referral may be deemed invalid.

Always register and introduce yourself before your client engages with leasing.
